House Rules

During your stay at Holiday Home De Oude Oever, the following rules are in place to ensure your and our safety, security and comfort. You are requested to take the time to read them. Please feel free to contact us with any questions, suggestions or complaints.

Smoking, drugs and weapons

  • Our apartment is smoke-free. Smoking is strictly prohibited in the entire building (this also applies to electronic cigarettes). If we find that smoking has taken place in the room, we will be forced to charge €250,- cleaning costs. If the fire alarm goes off due to smoking in the room, the fire brigade’s call-out costs of €275,- will be charged to you.
    It is prohibited to cover the smoke detector and/or disable it. We will be forced to charge a €250,- fine for this.
    If this is found, you will be denied access to the house/hotel immediately without refund of any room costs already paid.
  • Open fire in the apartment is prohibited.
  • It is not allowed to burn incense and/or candles in the room.
  • It is not allowed to use, possess and/or deal in nitrous oxide, drugs (including marijuana, GHB, cocaine, hash, weed, LSD, XTC, but not limited to) and other illegal goods in and around the building. If we find drugs in the room, you will have to leave the apartment, without refund of already paid room charges.
  • Carrying any kind of weaponry is strictly prohibited.

Pets

  • It is not allowed to bring animals to the apartment, official service dogs excepted (with documentation). If you do bring pets, no access will be granted.

Furniture and housewares

  • To avoid damage to the floor, we ask that you do not move furniture. Folding out the sofa bed and dining table is of course not part of this rule.
  • The correct amount of household goods, cutlery and dishes must be present in the apartment before departure. Check the inventory list for an overview.

Keys, check-in + check-out

  • 🕓 Check-in is possible from: 4:00 PM
    🕥 Check out is possible until: 11:00 AM

    We strive to be present at the key exchange. Should this not be possible, then we will work with a key safe. You will be sent the code for this around check-in time on your arrival day.
  • You cannot check in earlier than 4:00 PM and additional charges may apply for check-out later than 11:00 AM.
  • Instructions for using the key safe can be found on a separate page.

(Final) cleaning

  • Prior to and after each booking, we thoroughly clean the apartment. For long-term bookings, we provide a free mandatory interim cleaning every 7 days. An additional interim cleaning is possible at an additional cost of € 30.00.
    Please note! During the cleaning we enter the rooms in the apartment. Of course, we knock on the door first.
  • We do not charge extra cleaning fees, but we do ask that you leave the apartment tidy; “as you found it on arrival”. We do not expect a thorough cleaning, but do expect:
    • the dishes are done.
    • furniture is in its original place.
    • fridge has been left empty.
    • Garbage has been put in the container. The container is in the bike shed and we empty it every 3 days.
    • Bath and kitchen linen has been put in the laundry basket.
    • We will collect the bed linen ourselves.
  • Leaving our apartment very dirty has consequences. In addition to additional cleaning fees, it may result in a denial. This is all at the discretion of the staff.
  • In the apartment you will find a manual on cleaning and related items.

Occupation

  • It is not allowed to stay in the room with more than the booked number of people.
  • Visitors are not allowed in the room, regardless of the length of the visit.
  • By order of the municipality you are not allowed to stay in the apartment without a valid room reservation. Our facilities are only for guests known to us.
  • You are not allowed to rent the room in your name without staying in the room yourself.

General

  • Inappropriate behavior (including: sexual harassment, racism, discrimination and aggression) against staff and/or other guests will not be tolerated.
  • Inappropriate or offensive behavior (including: the practice of prostitution) in or around the building will not be tolerated.
  • It is not permitted to take photographs, sound and/or film recordings of our staff without written permission.
  • The staff may refuse entry or request someone to leave the premises at any time. The decision of the staff is final. Failure to comply with the staff’s decision will result in police intervention.
  • Instructions from the staff must be followed at all times.
  • Property belonging to De Oude Oever from the apartment may not be taken outside the building under any circumstances. If you damage any of our property, you will be held liable for the repair and/or replacement costs.
  • De Oude Oever is not liable for the loss of and/or damage to your personal property.
  • Causing (noise) nuisance in or around the building is strictly prohibited. Depending on the extent of the (noise) nuisance you can risk a fine of € 100.00 and you will have to leave the apartment, without refund of already paid room charges. To avoid nuisance to the neighbors, we ask you to be as quiet as possible between 10:00 pm and 8:00 am.
  • There are several cameras outside the building. By entering this building and the immediate surroundings of the apartment you agree that you may be recorded.
  • At the request of the staff you must show your identification.
  • Staff of De Oude Oever has the right to ask a guest to open and show their luggage. If refused, access to the premises may be denied.
  • Staff of De Oude Oever has the right to enter the apartment at any time. Upon refusal, access to the premises may be denied.
  • It is not permitted to bring a bicycle or other vehicle into the rooms. Bicycles or wheelchair can be stored in our storage room.
  • It is not allowed to use emergency exits as normal entrances and exits.
  • Found objects can be handed in to the staff.
  • Did you forget to bring something or lose something? Please contact us by email or phone. We will see if it was found in the apartment and can send it to you if necessary. There is a cost for sending in found items.
  • In case of suspicion of abuse of our apartment, or abuse in or near our building, we are obliged to report this to the municipality and police.

We have a zero tolerance policy. This means that in case of non-compliance with these house rules, no warning will be given and you will be asked to leave the apartment immediately, without refund of already paid room charges. Some violations will result in a fine as described above. By entering the apartment and the premises you accept the house rules of Holiday home De Oude Oever. In case of violation you may be summoned to leave the premises. This may also lead to you being denied access for a definite or indefinite period of time. If necessary, the assistance of the police may be called.

Terms and Conditions

By booking, you agree to the terms and conditions of stay of Holiday home De Oude Oever. By providing personal data through the contact form, the booking form, the night register, the review form and subscribing to the newsletter you give The Oude Oever permission to process these personal data.

The services of Holiday Home De Oude Oever are subject to the Uniform Conditions for the Hotel and Catering Industry (UVH) of Koninklijke Horeca Nederland (KHN). On our website is a link to KHN where a digital version can be downloaded.

The Uniform Conditions of the Hotel and Catering Industry (UVH) are the conditions on which hotel and catering companies established in the Netherlands, such as hotels, restaurants, pubs and related companies (including catering companies, party service companies, etc.), provide hotel and catering services and conclude hotel and catering agreements. The UVH are filed with the Chamber of Commerce in Woerden and registered there under number 40482082. More information can be found here:

Booking, occupancy, prices and payment

  • A reservation is not transferable. Name changes are not permitted.
  • Temporary rentals of our cottage De Oude Oever are subject to a minimum stay of 2 nights and a maximum stay of 14 nights.
  • De Oude Oever may, at its sole discretion, cancel the reservation if we believe the reservation information provided is falsified or incomplete.
  • Rates listed are based on your length of stay. Rates are subject to change due to changes in your arrival and/or departure dates.
  • The person making a booking must be 18 years of age or older. At least one person must be 18 years of age or older during the stay.
  • The maximum occupancy of our apartment: A booking is standard for 1 or 2 persons. For additional persons or children (2 to 18 years) we charge a supplement (see booking page for current price). Children from 0 to 2 years stay for free. One folding travel cot is available free of charge on request. This is suitable for children up to 2 years old. A mattress, fitted sheet and waterproof bed pad are also available. You must provide your own blanket or sleeping bag.The maximum occupancy in the apartment is 4 persons + 1 child up to 2 years old.
  • All persons must be mentioned in the booking. We have to register this for tourist tax and security. You are in violation if you let people stay overnight who are not registered with us. You are in violation if you allow more people in the apartment than allowed. The deposit may be charged for this.
  • Rates are in euros (€).
  • Standard, weekend and high season rates shown include reservation and administration fees and do not include tourist tax or deposit.
  • A booking must be paid in advance. Payment details will be emailed to you after completing the booking request.
  • Payment must be made within 24 hours of receiving the payment details. Does the reservation take effect within 24 hours? Last-minute reservations require immediate payment. Upon receipt of payment, you will receive confirmation of your booking.
  • If payment is not made within 24 hours of receipt of payment details the request will be cancelled.
  • Cash payment is not possible.
  • In case you complete a booking based on an incorrectly stated rate / price error, the residence reserves the right to correct the rate or cancel the reservation at its discretion and will contact you directly to do so. Here we are talking about a so-called “Obvious mistake” on our part.

Check-in and check-out

  • Check-in: 🕓 From 4:00 p.m.
  • Check out: 🕥 Until 11:00 am
  • Valid ID or passport is required at check-in.

Breakfast, lunch or dinner

  • We do not serve breakfast, lunch or dinner. In the apartment you have the possibility to prepare and eat your own breakfast, lunch or dinner.

Early and late arrivals and luggage

  • Earlier check-in or later check-out than the normal check-in and check-out times is only possible by mutual agreement. Consultation should take place before booking. There may be a surcharge for this. If you arrive very early, you are advised to make a reservation for the evening prior to your arrival.
  • Late check-in is possible by pre-issued access code.
  • Unfortunately, leaving luggage before check-in time or after check-out time is not possible. We do not have 24/7 staffing and therefore cannot always be present to accept or hand over luggage.

Cancellation Policy

Our cancellation policy differs from the Uniform Hospitality Industry Conditions (UVH). Our cancellation policy is as follows:

  • Guests will receive a full refund if they cancel within five days prior to arrival.
    The times and dates in the cancellation policy are those of the accommodation’s time zone. Cancellation deadlines for receiving refunds are based on the arrival time (4:00 p.m.) of the accommodation in the local time zone.
  • If a guest cancels later, they will be charged for each night spent, plus one additional night and 50% of all nights not spent.
    A night spent applies even if you did not actually attend.
  • In case of no-show (failure to show up) and no response at all from the guest, then in all cases the guest is obliged to pay the entire booking value.

Example 1: You have placed a booking with the arrival day on April 20 to April 25. To cancel free of charge, you must notify us of this before April 15, 4:00 pm.

Example 2: You placed a booking for 5 nights with arrival day on April 20 and departure on April 25. Free cancellation was possible before April 15, 4:00 p.m. You cancel on April 18. This is too late to cancel for free. So you pay 100% for 0 + 1 night and 50% for 4 nights. So you get a refund of 2 whole nights when added up.

Example 3: You placed a booking for 5 nights with arrival day on April 20 and departure on April 25. Free cancellation was possible before April 15, 4:00 p.m. You cancel on April 22. This is too late to cancel for free. You have already spent 2 nights. So you pay 100% for 2 + 1 nights and 50% for 2 nights. So you get a refund of 1 whole night when added up.

Example 4: No Show: You placed a booking for 5 nights with arrival day on April 20 and departure on April 25. Free cancellation was possible before April 15, 4:00 p.m. You did not leave a message until April 28. You will not receive a refund.
